1. Do your apartments have income restrictions?
    Most of our buildings and programs have income restrictions. The most common is the IRS Section 42 Tax Credit Housing Program. This program is designed for low- to moderate-income families; therefore, in our section 42 housing, each household must qualify under the income limits listed below.

    4 $44,700 – $49,140
    5 $48,300 – $53,100

    We also administer the Section 8 Housing Voucher and the HUD Public Housing programs for Becker County, and those programs have different guidelines.

  2. Are all of your properties income restricted?
    1. No. Several of our apartment buildings do not have income restrictions.
  3. How long does it take to process an application?
    1. It generally takes 3-7 days.
  4. What is the lease term?
    1. We require a one-year lease.
  5. How much is the security deposit?
    1. The deposit is equal to one month’s rent.
  6. Do you allow pets?
    1. No, except for Pine Villa in Menahga and Public Housing. More information about these buildings can be viewed on our Properties page.
  7. Do you accept Section 8?
    1. Yes. However you are still required to meet our selection criteria.
