Zephyr Estates provides an important rental opportunity in the small town of Audubon, Minn.

MMCDC purchased Zephyr in 2016 and worked with the U.S. Dept. of Agriculture to maintain the affordable rents. Due to the building’s age and condition, MMCDC later undertook a major interior renovation.

As a tenant both before and after the remodel, Jericka Corley said the project improved quality of life for the tenants and for the city.

“We’re a very tight-knit community in this building,” she said. “… People take pride in where they live now.”

She said the neighborhood feels safe and welcoming, with friendly neighbors, two parks and a walking trail. She and her daughter, Karley, age 9, also have family in the area. Today, the two are an important part of the community. Karley attends Audubon Elementary School. Jericka works as a personal care attendant and also serves as the building’s resident manager—keeping common areas neat and tidy, and reporting safety, repair or other concerns to the MMCDC property manager. She goes above and beyond to help others in the building.

Since moving in, Jericka has received additional post-secondary education, and her goal is to use her education and licensing as a massage therapist.
